Website operator and relationship

This website supports Team IM 14 Validus, an in-house property sales team affiliated with RPMMC and RLC Residences. It is not the official corporate website of Robinsons Land Corporation, RPMMC or RLC Residences. Developer names, project names and materials remain the property of their respective owners.

Property information

Listings, estimated prices, sample computations, availability, turnover dates, plans, specifications, amenities and media are for general information and may change without notice. They are not an offer, reservation, guarantee, investment recommendation or binding quotation. Confirm current inventory, official plans, exact unit details, payment terms and transaction documents with the authorised broker and developer before making a decision.

Enquiries and Messenger

Submitting a form or opening Messenger does not reserve a unit or create an agency, employment, brokerage, purchase or other contractual relationship. Messages may be answered by Team IM 14 Validus and escalated to authorised RPMMC or RLC Residences personnel when required.

Acceptable use

Do not misuse the website, interfere with security, submit false or unlawful information, scrape content at unreasonable volume, impersonate another person, or infringe intellectual-property or privacy rights. We may restrict access or remove content where necessary.

External services and liability

Messenger and other third-party services are governed by their own terms and privacy policies. To the extent permitted by law, the website is provided as available without warranties, and the operator is not liable for decisions made solely from preliminary website information or interruptions outside its reasonable control.

Governing law

These terms are governed by the laws of the Republic of the Philippines. Nothing here limits rights that cannot lawfully be excluded.
